Start with one scope of work
The cleanest comparison starts before the bids arrive. Give contractors the same written project description, major materials or quality assumptions, rooms and areas included, and known constraints. Contractors will still make different assumptions, but a common starting point makes those differences easier to spot. If one bid includes demolition and disposal while another starts after demolition, the totals are not directly comparable even if both are labeled kitchen remodel.
Build a scope matrix
Put the bids side by side and mark major categories Included, Excluded, or Unclear. Demolition, debris removal, permits, cabinetry, countertops, plumbing, electrical, painting, cleanup, warranty, and timeline are common places for bids to diverge. An unclear item deserves the same attention as an exclusion because it can turn into a later change order.
Normalize allowances
A $40,000 bid with thin allowances can be more expensive in practice than a $44,000 bid with realistic finish budgets. Compare cabinet, tile, fixture, lighting, appliance, and other allowance amounts. Ask what happens when selections exceed the allowance and whether markup, tax, freight, or installation is added.
Compare payment and timing terms
Price is only one part of risk. Review how much is due up front, how payments tie to milestones, what remains at substantial completion and final payment, the estimated start date, project duration, and how schedule changes are handled.
